Buying a Home in Corvallis
When trying to find your ideal home, there is so much more involved than just scrolling through endless pictures online. Your time is precious so let’s not waste it!!
As an accredited Buyers Representative, I specialize in helping all types of Buyers make sense of the current market. Together, we will determine exactly what you need and simplify the steps.
When writing an offer on a home, it is essential that you have your financing organized before we actually start looking at properties.
Getting preapproved allows you to make an offer with confidence, knowing you don't have any financial obstacles to overcome (too much debt or a low credit score). Your preapproval also avoids disappointment and heartache if you don't qualify on a home you have fallen in love with.
I have a trusted network of local professional Lenders I can recommend to help you get started.
Searching for a house
As a member of the Willamette Valley Multiple Listing Service, I have access to all of the homes currently on the market as well as historical data.
Together we will determine your ideal house and property criteria and then I will customize a personal search page for you. You will be automatically notified of price changes and new inventory as soon as it hits the market!
I have the added benefit of working with outstanding fellow agents and I regularly network with them, seeking out ideal homes for my clients on a daily basis.
Knowing the neighborhoods
I am very familiar with all the areas I serve, having a family in Corvallis and having lived here for years. I regularly work with both Buyers and Sellers so I often know about homes on the market that may be potential properties to view.
Working with the successful RE/MAX Integrity office, I have a valuable resource of dedicated and hardworking colleagues that are also buying or selling homes for their clients. I regularly check to ensure I know what is coming on the market in the near future as well. Working together we often find exciting matches for our clients!
There is nothing more exciting as a Buyer than to go look at houses together. I am always happy to show you homes that I believe offer potential. I may even challenge you to "think outside the box" from time to time and imagine the possibilities!
We will know your ideal home when we find it. As your trusted advisor, I am always working in your best interest. I will be sure to view a home with a critical eye. I will not only highlight the features that I think you will appreciate, I am also obligated to point out areas of concern for you to ponder and evaluate.
Negotiating on your behalf
As a certified Pricing Strategy Advisor, I am your very own professional negotiator. I will simultaneously fight for the best deal for you while remaining strategic so the other party does not get their feelings hurt.
When making large financial decisions, emotions tend to run high. It is my job to ensure that reasoning does not go out the window and to make sure the deal does not fall through.
It's easy to get caught up in the excitement of buying a home. A Home Inspection is one of the key steps in helping you make a sound financial decision.
Regardless of the age of a home, a home inspection can save you a lot of time and money in the long run. The more you know, the better. It is important to know what you are buying and for a small investment now you can have greater peace of mind for down the road.
I have a trusted network of local inspectors I can refer you to.
Handling the paper work
Buying and Selling a home involves a lot of paperwork. The Contract alone is just the beginning of the necessary and complicated forms involved.
It is my job to manage the paper, ensuring accuracy throughout. Lots of paperwork can lead to mistakes and mistakes tend to be costly. I will help you understand what you are signing and answer your questions along the way.
I Believe in Family
My Dad’s family had 14 children and my Mom’s family had 12, so my extended family is quite large! One thing we all have in common…is somewhere to call “Home”.
I would be honored to help your family find YOUR dream property!
Selling a Home in Corvallis
Selling a home is a full time job. From preparing the property, planning Open Houses, Marketing your home, vetting potential Buyers, handling all the day-to-day tasks, keeping the house presentable and don’t forget the paperwork!
Selling homes IS my job! Let me help you prepare for a smooth and successful sale.
Price it right
As a certified Pricing Strategy Advisor, I am especially qualified to help you price your home accurately for today's market. I will do a detailed analysis of your home, researching comparable properties and evaluating historical sales records.
My ultimate goal is to sell your home as quickly as possible for the maximum sale price.
There are many factors to consider when pricing a home, it is my job to take all of those into consideration for you.
Preparing your home for sale
As a Real Estate professional, I am in tune with what local Buyers are looking for. I will visit your home, with notepad in hand, and give you an honest evaluation of what I see.
I will make you an easy-to-follow list of the items I believe you need to address prior to listing your home for sale. Sometimes a little clean-up is all it takes. Other times a small financial investment on repairs or improvements can have a big payoff.
You only get one chance to make a first impression on a potential Buyer...let's make sure it's a great first impression! Data shows that staged homes tend to sell quicker.
Why? Buyers can clearly see the home in it's best form and envision themselves living there; staging also tends to make spaces look larger and more organized. An organized home evokes the feeling of a well-maintained home. A well-maintained home helps justify your price.
You NEED to stand out in the market and you NEED to start packing anyway! Why not invest a small sum now to ensure you get the best sale price possible!
I provide the highest level of Professional Photography for all of my listed properties, at my expense; by using one of the best local Professional Photographers. We will present your home in it's best perspective. Including Drone and Video work, we will showcase your home as the benchmark that everyone will compare their property too!
If your home looks great, the buyer perceives a higher value. A higher value increases the demand, which can result in multiple buyers writing offers!
Once your home hits the market, my phone starts ringing. Together, we will talk about the best ways to manage keeping your home 'on display' while still living and functioning in the home.
I will help you with staging and the presentation of your home so it feels warm and welcoming to potential buyers.
We will map out the best ways to schedule and communicate so you feel informed and calm during the viewing phase.
Handling the offers
If we price your home right and present it beautifully, odds are you will receive an Offer promptly. If we have limited and less desirable competition, we may even get more than one offer.
There is a tremendous amount of paperwork involved and many moving parts in a real estate transaction. I have received as many as 11 offers for one property and know how to handle the masses.
You can rest easy knowing I have experience handling the details and negotiating in your favor.
I Believe in Community
It is important to me that I give to others, that I feel like I have made a difference in peoples lives. Volunteering in my community is so rewarding and I have made lifetime friends and shared wonderful moments together.
I currently volunteer with several amazing groups and I look forward to helping my community more in the future.

Frequently Asked Questions
The first step in buying a home should always be getting Preapproved for financing. Right along with meeting with a Lender, you want to pick your Real Estate Agent..that’s where you call Pansy!
A sellers market essentially means there is a lack of inventory. In other words, there are more Buyers than there are Sellers, so this drives the price of housing up. There are other factors that drive the market as well, such as economic impact, lower interest rates,, etc.
A Buyers market is essentially the opposit of a Sellers. Now we find there is a surplus of inventory, more houses to sell than there are buyers to buy. This results in home prices dropping and sellers tend to be more flexible in their negotiations. Various economic factors play a part as well, such as higher interest rates and natural disasters.
In a typical real estate transaction, one Broker represents the Seller and one represents the Buyer. The Seller pays his/her broker to sell and market their property. Upon the close of sale, the Sellers broker then splits the commission with the Buyers broker as payment for bringing a buyer to the table. This results in the Buyers not having to pay any compensation to their Broker.
Ideally, you will meet with a Lender and they will go over all of your options for financing. The national average for down payment is approximately 11%, however there are some programs that require even less. Conventional loans require 20% down payment.
Earnest money is essentially your “deposit” money and shows you are committed to buying the home. When you make an offer, you will be required to write a check for 1 – 2% of the offer amount. The money is deposited with a Title office and the money essentially takes the home off the market and reserves it for you.
Closing Costs are the fees involved with transferring the ownership of a property from one party to another. The fees in Oregon can range from 2 – 5% and are paid at the time of closing. Closing costs are an assortment of fees, including title search fees, application/loan fees, recording/transfer taxes, loan payments, etc. your Lender will be better able to outline exactly how much you should budget for. Ideally, you will have saved funds for your closing fees in addition to your down payment.
Determining the value of your home is a process. I will do a walk-through of your house and prepare a detailed comparison analysis. There are many factors taken into consideration when determining value, some of which are: market conditions, location, age/size of the house, number of beds/baths, amenities, condition of the house, historical data and overall appeal of the home.
The easy answer to this question is “NO”!! A common minsconception is to overprice your home in the hopes of getting a higher sale price. This is a dangerous strategy as you can miss out on exposing your home to potential buyers as you miss their price zone. The longer your home is on the market due to a high price, the more of a stigma the home develops. If the price is too high, you may not get any offers and be forced to relist the house for a lower price. When this happens, your home will certainly be viewed as a problem home by many buyers. Instead of pricing high, price right. Let me help you set the right price so we get a quick and seamless sale!
Hiring a Real Estate Broker is more a necessity than an option. Real Estate transactions are expensive, often the largest financial decisions we will ever make. You can’t afford to make mistakes. You need a professional working on your behalf that knows the process, is in tune with the market, has the right contacts, and will simply watch out for your best interest every step of the way.
