Corvallis Real Estate
The market in Corvallis is currently a seller's market. Houses are getting multiple offers within days of listing and sometimes for more than the asking price. That doesn't mean there are not deals for Buyers that have strong financials and are willing to look around.
Philomath Real Estate
As the nearest city to Corvallis, Philomath shares some of market forces that Corvallis does. The upside is that prices tend to be more affordable and the lots a little bigger.
Adair Village Real Estate
10 Miles North of Corvallis, this small community is family oriented and flows at a slower pace than Corvallis proper.

Frequently Asked Questions
The first step in buying a home should always be getting Preapproved for financing. Right along with meeting with a Lender, you want to pick your Real Estate Agent..that’s where you call Pansy!
A sellers market essentially means there is a lack of inventory. In other words, there are more Buyers than there are Sellers, so this drives the price of housing up. There are other factors that drive the market as well, such as economic impact, lower interest rates,, etc.
A Buyers market is essentially the opposit of a Sellers. Now we find there is a surplus of inventory, more houses to sell than there are buyers to buy. This results in home prices dropping and sellers tend to be more flexible in their negotiations. Various economic factors play a part as well, such as higher interest rates and natural disasters.
In a typical real estate transaction, one Broker represents the Seller and one represents the Buyer. The Seller pays his/her broker to sell and market their property. Upon the close of sale, the Sellers broker then splits the commission with the Buyers broker as payment for bringing a buyer to the table. This results in the Buyers not having to pay any compensation to their Broker.
Ideally, you will meet with a Lender and they will go over all of your options for financing. The national average for down payment is approximately 11%, however there are some programs that require even less. Conventional loans require 20% down payment.
Earnest money is essentially your “deposit” money and shows you are committed to buying the home. When you make an offer, you will be required to write a check for 1 – 2% of the offer amount. The money is deposited with a Title office and the money essentially takes the home off the market and reserves it for you.
Closing Costs are the fees involved with transferring the ownership of a property from one party to another. The fees in Oregon can range from 2 – 5% and are paid at the time of closing. Closing costs are an assortment of fees, including title search fees, application/loan fees, recording/transfer taxes, loan payments, etc. your Lender will be better able to outline exactly how much you should budget for. Ideally, you will have saved funds for your closing fees in addition to your down payment.
Determining the value of your home is a process. I will do a walk-through of your house and prepare a detailed comparison analysis. There are many factors taken into consideration when determining value, some of which are: market conditions, location, age/size of the house, number of beds/baths, amenities, condition of the house, historical data and overall appeal of the home.
The easy answer to this question is “NO”!! A common minsconception is to overprice your home in the hopes of getting a higher sale price. This is a dangerous strategy as you can miss out on exposing your home to potential buyers as you miss their price zone. The longer your home is on the market due to a high price, the more of a stigma the home develops. If the price is too high, you may not get any offers and be forced to relist the house for a lower price. When this happens, your home will certainly be viewed as a problem home by many buyers. Instead of pricing high, price right. Let me help you set the right price so we get a quick and seamless sale!
